VRBO MANAGING CONTRACT

FLORIDA RENTAL PROPERTIES

THE FOLLOWING SERVICES WILL BE PROVIDED:

*****MY FIRST SERVICE is to Provide 110 % guest satisfaction before & during each guest’s stay.

I personally call each guest during their stay to ensure that their vacation & home is meeting their expectations.
If not I usually can resolve any issues before any REVIEW MIGHT BE WRITTEN.

1.) Initial setup of your home on VRBO
         - Description & summary of your property & Sandestin resort

         - Edit & upload up to 50 photos along with descriptions of photos.

2.) Manage all calls & inquiries regarding your property.

3.) Manage & resolve all maintenance issues
          - ( Plumbing,electrical,light bulbs, air filters, etc.)

​

4.) Schedule all cleanings & prepare your home for each new guest.
          - Adhering to all CDC GUIDELINES

​

5.) Provide a monthly detailed statement of all bookings.
          - Emailed on the 1st of each month

​

6.) Transfer rental $ to bank account provided by the owner.

          - All net money earned will be electronically sent at the end of each month by no later than the 2nd of each month.

​

7.) The guest will be charged their share of the Florida state & Walton county bed & tourist tax of 12 % when they book online.

​

8) VRBO will retain 7 % of the taxes paid & return 5 % for the Walton county bed & tourist tax back to me & in return I will send this back to you on your monthly statement. It’s your responsibility to pay your Walton county taxes.

9.) VRBO will pay your taxes of 7 % to the state of Florida.
  (This is a new service they provide)                              

THE COST TO YOU FOR THE SERVICES PROVIDED ARE:

My COMMISSION FEE IS 15% GROSS RENTAL BOOKING:

CLEANING FEE OF $125 FOR STUDIO CONDOS (INCLUDED IN GUEST’S PRICE)

CLEANING FEE OF $150 FOR 1 BEDROOM CONDOS (INCLUDED IN GUEST’S PRICE)

​

CLEANING FEE OF $180 FOR 2 BEDROOM CONDOS (INCLUDED IN GUEST’S PRICE)

CLEANING FEE OF $250 FOR 3 BEDROOM CONDOS (INCLUDED IN GUEST’S PRICE)

CLEANING FEE OF $280 FOR 4 BEDROOM CONDOS (INCLUDED IN GUEST’S PRICE)

​

CREDIT CARD FEES ARE 3% OF EACH TOTAL BOOKING

$250-$350 KEYLESS PAD LOCK & INSTALLTION
$175-$375 LINEN PACKAGE VARIES BASED ON BEDROOMS & BATHROOMS

Please review & sign which allows me to move forward to start setting up your listing On VRBO site.

I will pay for all UPFRONT expenses. 

Upfront expenses will be deducted from your monthly statements as bookings occur.
